A wholesaler doesn’t actually want to buy your house to live in it or even flip it. Instead, their goal is to get you to sign a contract to sell your home at a deep discount. Once they have that contract, they “assign” it to a cash investor or flipper for a fee—usually between $5,000 and $25,000.
Because wholesalers need to find “distressed” sellers who are willing to sell for 60-70% of market value, they have to play a numbers game. To find one person willing to say “yes,” they have to bother thousands of people who will say “no.”
“List Pulling” and “Skip Tracing”
